What is a Tax Credit Property?

A Tax Credit Property is an apartment community that participates in the Federal Low Income House Tax Credit (LIHTC) Program. These properties have utilized LIHTC financing in return for agreeing to keep rents at levels that are governed by the Program. There are income requirements for applicant households which may not exceed the limits set by the program.

How Does Tax Credit Work?

Tax credit property guidelines are set by HUD and updated on a yearly basis.   If you are living in a tax credit property you will have to re-certify your income each year but over time it can rise from the maximum allowable limits stated below. The income restrictions for applicants are based on a percentage of the Area Median Income (AMI).  The allowable amount is based on the number of persons residing in the apartment and the apartment size.  Below, you will find a 2024 example chart for properties with income limits of 60% AMI.  The chart specifies the minimum income required, maximum income per apartment size and number of occupants. *Calculations can change based on the % and AMI of the area.*

What Do I Need To Bring To Apply For A Tax Credit Property?

Applying for a tax credit property requires a long list of documents to determine which category you fall under. You should be prepared with the following in order to have a complete application:

Six consecutive months of paystubs
Monthly fixed income (must be within 30-day of application date)
Six consecutive months of checking statements
One savings account statement
Proof of any / all funds held in financial apps (e.g. Venmo, PayPal, and Cash App)
Proof of any / all retirement accounts
Proof of any whole life insurance policies

Before the application fee is accepted, the applicant is hereby advised that the eligibility criteria used in deciding whether to rent to the applicant are based on a review of the application, income (as detailed above) applicant’s consumer credit history, applicant’s pending criminal accusation or criminal conviction history (as permitted by applicable law, including, without limitation, the Fair Criminal Record Screening for Housing Act of 2016 (DC Code §42-3541.01 et seq.)), rental and eviction history (as permitted by applicable law, including, without limitation, the Eviction Record Sealing Authority and Fairness in Renting Amendment Act of 2022 (DC Code §42-3505.10)) and verification of employment.

WC Smith will not refuse to rent a rental unit to a person because the person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance provided by the District of Columbia or Federal government.
