The Garrett (150 I St. SE) is the third building comprising The Collective, WC Smith’s signature development in Washington, DC’s Navy Yard neighborhood.
Opened for leasing in September 2020, The Garrett offers 373 luxury units, spanning studio, one, two, and three-bedroom apartments. Ground broke on the 390,000 square foot building in September 2017.
Styling in The Garrett’s midcentury-modern inspired floorplans includes crackled tile backsplash, quartz countertops, open kitchen shelving, chrome fixtures, and Elfa closets. The building contains more than 60,000 square feet of glass.
A unique offering at the property is The Garrett’s 5,000 square foot Collective Cowork. Reserved for Collective residents, the space provides users three membership options: hot desks, dedicated desks and private offices, along with a dedicated kitchen, ample natural light, private phone booths and a “treehouse” conference area overlooking the lobby and indoor terrarium.
In keeping with The Collective’s mission to provide best-in-class features, The Garrett offers residents more than 36,000 square feet of amenity space, including a regulation-size, 6-hoop indoor basketball court that can convert to a volleyball court, plus a separate racquetball court and a tennis court. The roof contains 10,000 square feet of rooftop amenity space, including a club room, party room, fitness center, outdoor spas and yoga pods, community gardens and outdoor grills.
Green design is integral to The Garrett and The Collective, with features including:
- 55,000 square feet of green roof space;
- 250 plantings across the properties, with 100 unique species at The Garrett alone;
- 3 water cisterns capable of collecting 91,000 gallons of storm water; and
- 30 electric car parking spots, contributing to a reduction of 214.8 pounds of carbon footprint emissions annually.
More than 40 community garden plots are available to residents. The highly popular amenities not only promote sustainability, health and wellness, but also serve as important stormwater management tools for the buildings.
The Garrett is certified LEED Silver.
The Garrett joins Park Chelsea and Agora at The Collective, which consists of 1,136 apartments, 103,000 square feet of amenities, and over 52,000 square feet of ground floor retail space anchored by Whole Foods Market.
