Located at the corner of 2nd and M Streets SE, directly across from the US Department of Transportation building, 250 M Street is home to the DC Department of Transportation. DDOT is the sole office tenant of the building; the property also includes a conference center that will be available for community use. The building has 6,600 square feet of retail space.

DDOT took occupancy in the nine-story, 188,000 square foot building in March 2021. Among the notable features of the building are: a custom paint-on-canvas art installation in DDOT’s lunchroom, designed and created by a local DC artist; reclaimed wood provided by DDOT’s Urban Forestry division used to make work tables in collaboration spaces throughout the building; a fitness center; wellness and mothers’ rooms, and a prayer/worship room; and unique wall and floor art adorning elevator waiting areas on the 2nd to 9th floors.

Incorporating sustainability into the building design and use was a top priority. Both the core and shell and interior tenant spaces received LEED v4 Gold Certification. The building features low-emitting materials, low-flow plumbing features and high-efficiency LED lighting.

The parking garage has infrastructure to support 125 electric vehicle charging stations, with power charging stations on each of the three levels. There is also Segway parking, and a bike storage room that can accommodate 64 DDOT fleet and personal bicycles. The building has a green roof and accessible roof terrace, with views to the US Capital, Nationals Park and the Anacostia River.
