What is a Tax Credit Property?
A Tax Credit Property is an apartment community that participates in the Federal Low Income House Tax Credit (LIHTC) Program. These properties have utilized LIHTC financing in return for agreeing to keep rents at levels that are governed by the Program. There are income requirements for applicant households which may not exceed the limits set by the program.
How Does Tax Credit Work?
Tax credit property guidelines are set by HUD and updated on a yearly basis.  If you are living in a tax credit property you will have to re-certify your income each year but over time it can rise from the maximum allowable limits stated below. The income restrictions for Applicants are based on a percentage of the Area Median Income (AMI). The allowable amount is based on the number of persons residing in the apartment and the apartment size. Below, you will find the current guidelines for properties with income limits of 60% AMI. The chart specifies the maximum income per apartment size and number of occupants.
