Project Description
Named for its panoramic views of Washington, DC and surrounding locales, the City View apartments opened for occupancy in December 2019, bringing a new “class A” affordable housing development to the Anacostia neighborhood in DC’s Ward 8.
Formerly called Sayles Place, City View is the final element in the rebuild of Sheridan Terrace, which began with the development of Sheridan Station. A mixed-income HOPE VI project near the Anacostia Metro Station, Sheridan Station delivered 327 mixed-income, mixed-tenure units along the Suitland Parkway in SE DC. Construction of Sheridan Station gave rise to City View, as the retaining wall built behind the development created a plateau upon which City View now sits, providing the vista of Washington and surrounding communities that inspires its name.
Opened for occupancy Dec. 13, 2019, City View delivered a 68,000 square foot, 58-unit affordable housing development. Groundbreaking occurred in August 2018.
The building provides homes for permanent supported housing, annual contributions contracts, units for residents earning 50% or less of annual median income, units for residents earning 60% or less of annual median income (AMI) and market-rate units. Nearly two-thirds (62%) of the units are dedicated to residents earning 50% or less of AMI.
City View’s exterior features a mix of brick and cementitious panels. The building has an Energy Star roof, Energy Star windows, energy-efficient individual HVAC, hot water heaters and a 71.2 KW solar array. In addition to the Energy Star components, the building has LED lighting and a roof-top solar array. The building is certified LEED Gold.
Kitchens include stainless steel Energy Star appliances, including dishwashers and microwaves. Every unit has an individual washer and dryer. Other amenities include covered garage parking, a dedicated loading dock, elevators, 24-hour front desk and fitness center.
City View won the 2021 US Green Building Council Innovative Residential Project award for the National Capital Region, and was a Washington Business Journal Best Real Estate Deal Award winner in 2019.
